Angie's List: The Pros and Cons of Home Warranties

We think of cars having warranties, but your home may have one, too.

The experts at Angie's List have some tips on how to make the most of your home warranty.

They say home warranty companies have been the worst-graded category on their site for ten years in a row, but some can be worthwhile if you know what to look for.

Big appliances like air conditioners are typically covered by home warranties for a year after you buy the home, but you need to read the fine print.

"They are surprised when they have a problem and try to use their home warranty to find out that it doesn't work as they expected it, or the item they have a problem with isn't covered," says Angie Hicks, founder of Angie's List. "Also, we see concerns over the quality of the technicians being sent out to do the repairs."

You also may not be able to make the choice whether you should fix or replace an item.

But for some homeowners, the warranties come in handy -- like when the furnace gives out.

"We just hopped on the website and filed a claim really fast, and within a few hours we had somebody out here taking care of it for us," said Lindsay Ohmer, homeowner.

Angie's List says the most important thing to know with home warranties is to understand what is and isn't covered.

Angie's List also recommends knowing the age of your appliances--that will help you figure out whether a home warranty is a good deal.

If you're buying a home with new appliances, those may already be covered under the manufacturer's warranty.
