Angie's List: Important Tips for Potential Home Buyers

We'll soon be entering the home-buying season, and the experts at Angie's List have some tips on how to avoid home-buying heartache.

Angie's List says before you even start your search, you should line up the professionals who will help make home-buying a less stressful process.

Experts say it's best to use a different realtor from the one selling the home.

"Many people have success selling their home by owner, but you need to understand the work involved in selling the house," says contractor Edward Christensen. "It's not just showing and marketing the house. It's also the paperwork and the legal documents that you'll have to handle. So, as long as you understand how that is going to get done, you might have good success here."

Angie's List recommends lining up your home inspector ahead of time.    

"People tend to wait until the last minute to make a decision, finding a home inspector, for example," says Angie Hicks, founder of Angie's List. "You want to do that at the beginning of your home search, before you're under the time crunch of having to get the home inspection done in a certain number of days."

Be prepared. The home inspector could find something that would make your dream house a no-go.

"We've found electrical code problems, plumbing code problems not vented right, not angled right, wires that were in the walls that were just black taped and not wire-nutted, even," says Christensen.

Angie's List also says you should get pre-approved for a loan before you start your home search so you won't run into any surprises.
